The Opportunity
Gin Head occupies a remarkable position overlooking the East Lothian coastline, within close proximity to some of Scotland's most prestigious golf destinations.
The site's combination of military heritage, existing buildings and exceptional views presented an opportunity to create a truly unique visitor destination aimed at the high-end leisure market.
Initial development studies indicated the potential for a project with an estimated Gross Development Value in excess of £20 million.
The Challenge
While the location and concept were compelling, the site presented a range of complex planning, technical and commercial challenges.
Unlike conventional development opportunities, success depended on balancing heritage preservation with modern luxury accommodation while carefully managing the risks associated with a former military installation.
Understanding these risks before significant capital was committed formed a central part of the appraisal process.
Our Role
Tantallon Projects acted as development lead throughout the feasibility stage.

Development Strategy, Feasibility and Appraisal of a £20m Coastal Heritage Development
Overview
Tantallon Projects led the feasibility, development strategy and appraisal of the former Gin Head Radar Station on the East Lothian coastline.
The objective was to determine whether this unique former military site could support a high-value hospitality and leisure development centred around luxury accommodation for the international golf market.
Acting as development lead, Tantallon Projects assembled and coordinated a specialist team including architects, engineers, planning consultants and funding partners to assess the opportunity and establish a viable route forward.
The resulting concept proposed seven luxury holiday homes, combining the sensitive conversion of existing structures with carefully integrated new-build accommodation within one of Scotland's most distinctive coastal settings.
Key Risks Identified

A successful scheme would need to respect the site's history while creating a commercially attractive destination capable of meeting modern expectations.

Further intrusive investigations would be required to establish the extent of any hidden constraints.
Delivering Modern Luxury Within Existing Structures
One of the most significant development challenges was identifying how existing buildings could be repurposed to meet the expectations of a high-end international market while preserving the character that made the site unique.
